Mortgage refinance or home equity loan what s the difference

Many people use the terms mortgage refinance and home equity loan interchangeably, but the two are not the same thing. Before you consider one or the other, be sure you know what your lender is referring to.


The reason the two terms are often confused has to do with the fact that you’ll typically be refinancing your existing mortgage when you have some equity established in your home. Equity is simply the difference between the market value of your home and the amount you owe against it. To put it into dollars, a person who owns a home that has a market value of $100,000 and a mortgage on that home of $60,000 has $40,000 in equity.


That’s not to say that all lenders are willing to loan you an additional $40,000. In fact, many lenders have caps on the amount they’ll loan. It might be that a particular lender will only loan up to 90 percent of the market value of the home. In that case, the loan value of the home would only be $90,000. Though the amount of equity technically remains the same, the amount of loan available depends on the lender’s guidelines.


If you have $40,000 in equity in your home, you may want to cash in on at least some of that money. But how do you go about getting it? The two main options are to take out a mortgage refinance loan or a home equity loan. A mortgage refinance is exactly what the name implies – your original mortgage will be figured into a new loan, giving you a mortgage refinance loan. But a home equity loan leaves the existing loan as it stands. You’ll have a second payment on top of the original mortgage.


So which is better? It actually depends on several factors. Did you get great terms and rates when you financed the original loan? If so, you may want to consider a home equity loan so that you keep those great rates and terms on your original mortgage.


Can you afford to make the “double” payments required? Remember, if you take out a home equity loan you’ll still be making the original mortgage payments and your home equity loan will be tacked on top of that. Some people find that the budget simply won’t stretch to make those necessary payments.

The deal with single lender rule and the single lender list

Finding the perfect occupants for your dollhouse

Much thought and effort is placed into the design, building, interior decorating and furnishing of a dollhouse. Often, however, the actual dollhouse residents are given little or no thought. The dolls that you select will depend on the age and interests of the dollhouse owner, as well as the function for which the dollhouse is used. Be sure that the dolls are sturdy and large enough that no pieces will present a choking hazard. Also, be prepared for the dolls to end up in extremely strange locations and situations. Some unexpected occupants will also move in, mostly other dolls that the child owns. A child’s dollhouse should be considered a toy rather than a showpiece.

A wide variety of pre-made dolls are available. Most are designed to fit the common 1:12 scale, but you can find dolls in all miniature scales.


The number of dolls and their apparent ages will vary according to the style and era of the dollhouse, its size, and the story you are trying to portray. If you wish to show the everyday life of Victorian aristocracy, the dolls you select will be far different from those used to show life during the American Great Depression.


Remember that the focus should remain on the dollhouse. Feel free to take artistic license in selecting the dolls. If the average number of children in a family of the era was 12, you do not need to fill the house with 12 individual child dolls. It would be perfectly appropriate to have three or four children of a range of ages.


Doll clothes can be either purchased or made by hand. When making doll clothes, remember that scrap fabrics from a variety of sources work extremely well. At the scale of a dollhouse doll, elaborate detailing can be implied more than created outright. A simple scrap of black velvet, for example, can be formed and decorated with a gold pen to create the illusion of a ball gown.


Whether you purchase or create your dolls and their clothes, keep in mind that the dolls’ function is to balance the dollhouse and create a sense of life. Do not become so focused on elaborate dolls that you throw the dollhouse out of proportion. Bring the dolls into the overall interior design plan of the dollhouse for the most realistic and harmonious effect.

How to create your first one-page sales web site

Most one-page web sites (also called one-page sales letter web sites or mini web sites) have only one purpose -- to sell a product. My conversion to the one-page web site strategy has been a reluctant one, as I hate reading all the sales copy. However, the facts don't lie -- one page web sites written like a lengthy sales letter are one of the most effective ways to sell you product online. Most people don't actually read anything online. Instead, they scan a page, seeking out info that is bold, in a larger font size, in a different color, or in a bulleted format. Consequently, Internet marketers have discovered that the most important information about your product needs to catch the reader's eyes as they scan the page.


Here's what you need to get started:


1. A niched product for an easily identifiable target market. One-page web sites work best if you have a product for a very specific niche market, like an ebook on how to teach a parrot to talk, an ecourse on how to start your own bead jewelry making business, or a set of CDs on how to teach yourself to play the piano. You need to be able to identify and describe your target market, from determining what the target market needs and what they'll pay for (as well as how much they will pay) to what publications they read, what groups/associations do they belong to, and where they hang out both on - and offline. Make sure you know something about your target market before proceeding to the next step.


2. A domain name. The domain name for your one-page site should mirror or closely resemble your product name, or a prominent feature of your product. So, for example, if you are a hypnotherapist and you have a podcast that you're selling on how to use self-hypnosis to lose weight, then you'd want to try and get a domain name like LoseWeightFast. com. Try and get the. com version of your domain name if possible, but if that's not available, seek out the hyphenated version of the. com domain name.


If you have an existing web site, your domain name can be forwarded and masked to an internal page of your website so that it appears like a separate website without having to pay for additional hosting. UltranetDomains. com is where I purchase all of my domains, and they offer domain forwarding and masking as a part of their domain registration service.


If you don't currently have a web site, you need to determine what your online business needs will be in the next few months to determine what type of hosting and website services you might need.


3. A give-away. You have two goals for your one-page web site: get the contact info from your visitors and convert them into paying customers. The best way to obtain contact info from a visitor is to create a related information product (ebook, electronic tips booklet, special report, podcast or other audio file, ecourse, video, etc.) in which the content is so compelling that the visitor gladly parts with his/her name and primary email address to obtain the free giveaway. You can also create a special offer, say a trial period for $1, and offer access only to those who will give you their contact info. By giving you their contact information, they have become a warm lead and you can start to develop a relationship with them.


4. Your product. There are any number of products you can create to sell online. The ones that are easiest to create and require little investment (other than your time to create them) and are available by an electronic download include an ebook or special report, a podcast (audio recording of an interview or telelcass), or an ecourse. Of these, you probably have almost everything you need to create an ebook. I recommend that you format in ebook in a word processing program, like Microsoft Word. You'll then want to format it into a locked PDF document so that it's more difficult to illegally copy. I also encourage you to use a PDF program that allows you to create clickable links in your document so that your buyers can easily click on web sites from your ebook. I prefer the Adobe Acrobat program to create PDF documents, as Adobe PDF has both of these features, but there are a number of low-cost or free programs available that will permit you to convert basic word processing files to PDF format.


To make your product more appealing, you need to have a cover created. This cover can actually serve as the cover of the virtual product, and you can use it as an icon in emails and in your shopping cart as a visual representation of your product. There are a number of graphic artists who create ebook and other product covers, and there are several pieces of software you can purchase to create your own. I've never been too happy with the results from software, so I hire Heather Colman of CustomDesignCovers. com, who does an incredible job.


5. A merchant account. In order to collect payments, you need to be able to take credit card payments online. I use and highly recommend Practice Pay Solutions, http://www. profcs. com/app/aftrack. asp? afid=127926, a company that works with many coaches, consultants and speakers. Your merchant account company needs to offer a "virtual terminal", which lets you enter and process transactions online and interfaces with your shopping cart program. The most commonly used virtual terminal is that provided by Authorize. net. If you don't want to invest in a merchant account, you can begin by using third-party processors like PayPal or ClickBank, but they offer less flexibility than a full merchant service.


6. Shopping cart software. Ultimately, your shopping cart software will be a workhorse for you and enable you to automate many functions of your online business. The cart that I highly recommend is KickStartCart. com, http://www. kickstartcart. com/app/?pr=31&id=5940, which offers a great deal of flexibility in how you list and bundle products, gives buyers a 24-hour download URL for downloading your electronic product, has built-in autoresponders so you can automatically follow up with your buyers, and an email broadcast function so that you can send out special notices to the customers or prospects on your list.


7. A squeeze page. A squeeze page offers the visitor access to some piece of information in exchange for the visitor parting with his name and primary email address. The information has been "squeezed" out of the visitor, hence the name of the page. On this page you'll want to have an attractive graphic, compelling headline, a short list of benefits that the visitor will receive if the visitor gives you his contact info immediately, and a form for the visitor to fill out to receive the information.


8. The sales letter page. This is the primary sales page of your one-page web site, containing a long sales letter with benefits of your product and testimonials of others who've used the product, There's a formula for writing an effective one-page sales letter site, and I use a program called Instant Sales Letter Generator, http://www. ebookgenerator. com/cmd. php? Clk=1227194 that helps me by asking me a series of questions that will enable me to create the copy for the page. The formula for a one-page sales letter web site is generally an attention-getting headline, a strong opening statement, body of the letter that outlines the features and benefits of what you're offering, the actual offer itself, and then asking for the sale. Most pages are constructed very similarly. If you look at any of the web sites of the major Internet marketers, you'll find this style used again and again.


9. Follow-up auto responders. The ability to continue to reach out and "touch" your prospective customers is key in developing a relationship with them so that they move from a prospective customer to a purchasing customer. I usually create a series of 6-10 or so autoresponders that are sent out over the 3 weeks following a purchase to check in with the purchaser, or to interest the purchaser in another item. The shopping cart service I use has autoresponders built in. Other reliable autoresponder services include Aweber. com and GetResponse. com.


10.. Traffic to the site. Because your site is only one page, it will be virtually ignored in the organic search engine ranking process. There's simply not enough content to warrant a high ranking on any keyword you might choose. The easiest way to drive traffic to a one-page web site is to purchase keywords, or pay-per-click advertising. Google's Adwords, http://adwords. google. com and Yahoo's Search Marketing (formerly Overture) http://www. yahoosearchmarketing. com are two of the best-known pay-per-click advertisers. Google is probably the easiest with which to start.


Completing a one page web site won't happen overnight. However, with a bit of research, great copywriting, and a marketing plan in place, a one-page web site can easily become a profit center for your business.

The Conciergeries is Paris’s Prison, which is seated over the waters around Paris. This establishment has a fascinating history. It was the original Palace where Kings of France resided. The prison is situated on the Island Citй, which is near the Notre-Dame. This Cathedral structure is worth visiting also. The prison during the French 1700s Revolution became popular. During and throughout the late 1700s and 27 centuries many men and women alike were put to death at this prison. The Conciergeries formerly Paris’s prison is near the Ile de la Citй and is a segment of the Palais de Justice. The building today is used for Paris’s judicial business, which at one time this building detained many prisoners who left the Concorde Squares and beheaded. Amongst these people beheaded was the famous Queen of France, Marie Antoinette. Austria King had a sister who was also beheaded at this legendary establishment.


Marie-Antoinette was born in 1755 and died in 1793. The young queen was the wife of the famous King Louis XVI. She was beheaded during the French Revolutionary period. Marie was the daughter of the famous Francis I emperor and daughter to Maria Theresa. This famous woman erupted the kingdom of Paris. During the 1700s she was unjustly criticized by the people who implicated she had taking a diamond necklace. This woman spent one year in Conciergeries where here she was beheaded.


At the Conciergeries, you will enjoy a water-surrounded environment where bridges carry you across Gothic architectures. You will enjoy outstanding halls that date back to the 14th centuries. The building is structured over the Seine River.

The more things change

“…the more things remain the same.”


As they gathered around the salad bar, one employee said, “that must be the umpteenth announcement this month.”


One of the senior employees smiled. “Don’t worry. It’s all talk. There’s never any follow-through. Trust me, I’ve been here long enough. Things will NEVER change around here.”


We remembered conversations like this in the company we worked for. The pattern was familiar: first, a crescendo of excitement, then implementation, and then half-way through the project, you never heard anything again.


Take the Ball and Run With It


Momentum. That’s one of the most beautiful words in the English language. We like using it when we speak of change. At the organizational level, past experience tells us that when there are leaders versus followers and initiative versus resistance, change becomes a very difficult process to manage.


Common sense dictates that to initiate change the buy-in of EVERYONE in the company is needed. Even if the change affects only a segment of the corporation, executives and the rank and file must believe that the change will be good. Common sense also dictates that the person responsible for overseeing the change must be supported by his superiors and his team members. It isn’t fair to tell the person, “take the ball and run with it” without providing him with the resources and diligent guidance.


This is why the intended change does not materialize. Somewhere in the implementation, momentum diminishes and gradually disappears.


Six Sigma and Change Management


Change imposes generous doses of enthusiasm, a disciplined approach, unconditional support from those who have the resources and strict measurement of progress. Change connotes obstacles - a large corporation is a collection of human ambitions going in different directions – unstoppable, driven, and selfish.


Does change have a chance then?


Yes!


Business case studies prove that change does happen in spite of real challenges. Success comes easier when management takes the time to participate and act in a democratic manner. When we say “democratic”, we mean key executives take an active part and not just pay lip service to the concepts and processes involved in a given change. Management engages in sincere dialog and is open to the opinions of others.


Six Sigma offers valuable lessons in change management. In a business environment where the desire to implement change is customarily met by resistance, leaders can look to Six Sigma as a concept, an approach, a culture, a set of statistical tools, a philosophy, a sacred ritual that’s been tried and tested.


If there’s one defining trait for Six Sigma, it’s flexibility. Companies are cleverly combining Six Sigma with other change management tools to reach targets. You are aware of how companies have blended Lean with Six Sigma, where they take Toyota’s lean manufacturing strategies and combine them with Motorola’s measurement tools to track progress in cost reduction efforts without sacrificing customer loyalty.


Using DMAIC and ADKAR in Change Management


In Lean Six Sigma, we learned how DMAIC can be an effective tool to bring about desired changes to the company’s profitability. DMAIC (define, measure, analyze, improve and control) necessitates a certain structure, serving as a roadmap for the attainment of a company’s stated objectives. There are times, however, when a company may need to combine DMAIC with other proven change management tools.


One such tool is ADKAR - acronym for awareness, desire, knowledge, ability and reinforcement. Note that it harmonizes with the five steps of DMAIC.


Rick McCormick of the Change Management Learning Center explains ADKAR by aligning it with DMAIC.


Project leaders build awareness (ADKAR) of the change by defining (DMAIC) what that change is and who will implement it. Desire (ADKAR) must be felt and embraced by those who will be affected by the change so that inputs and outputs can be measured (DMAIC). For change to be off to a good start, leaders must possess the knowledge (ADKAR) necessary for successful implementation, but this requires an analysis (DMAIC) of factual data. Going hand in hand with analysis is the ability (ADKAR) to deploy the right measures so that the desired improvement (DMAIC) can be sustained. To complete the process, the change must be reinforced (ADKAR) where standard operating procedures and training manuals will serve to control (DMAIC) aspects and consequences of the change.


McCormick pointed out that important questions such as profile coherence, divergence of opinions, and problem areas must be settled first before getting to what he calls the “toll gate” – the end point of each ADKAR phase.

Nobody will stop at your booth if you are just sitting there looking bored. Get off your behind and greet attendees with a smile. This is much more inviting. On the flip side, just standing there with a smile isn't enough. You need to entice people to stop. The dictionary meaning of word cruel says - to make someone suffer or to give pain to someone. Are all of us cruel in our own ways? Some of us are more than others, but is cruelty a part of every personality?

Goal setting is a task that is often overlooked until the New Year, when people decide to set resolutions. Realistic refers to your goal being "reasonable", meaning you are not 35 years old and setting a goal to have 3 kids before you turn 36! Your goal must be reasonable or surely you will have no chance of achieving it under any circumstances. This doesn't mean that goals that are "impossible" to achieve should not be attempted. History has shown us that what seems "impossible" to achieve for most people is indeed quite possible for others to achieve under the proper circumstances.


Lastly, "time sensitive" refers to all goals having a completion date. This is what separates goals from activities, activities do not require an end date. Goals help in getting out of the pits

Have you ever encountered a person who feels like they are just "unfocused". Or maybe this is happening to you. Studies have shown that many people (including very successful ones) feel this way. We often get the feeling that we're stuck in a rut, going through the daily grind, just to stay where we are. Sort of like being on a treadmill: at the end of the day we're spent, but what have we accomplished?


While most of us are not happy or satisfied with this feeling, some experts contend that this is really a good thing. How can that be? That seems totally against everything we've been taught.


The fact is, it's the people who are not dissatisfied about being in a rut that are the ones who will never get out of it. If we are thinking about our goals, we will stand a much better chance of achieving them.


Three things to think about are:


1. What are we doing to achieve our goals? Are your goal-achieving activities consistant? Do they fit you and your personality?


2. Have you eliminated the waste in your life and your mind? What's taking your time and energy but not helping with goal achievement?


3. Practice numbers 1 and 2 above!


Remember, though, that great achievements take time. Oh sure, we hear about this guy or that gal that came in and became the top salesperson of their Company in a few weeks flat. Does that ever happen? Sometimes. But, I would suggest that usually that person has spent time and effort elsewhere preparing for this position. Success rarely happens overnight. For example, was Tiger Woods successful the first time he picked up a golf club? I doubt it.


But back to that pit. If you feel like you really are stuck and can't get out, try doing something radically different. Make some new goals, imagine what life will be like when you're achieved them, get rid of what isn't working. Think big and write down new goals or re-affirm your old ones. Also, remember to practice realistic patience.
